Macomb County MI real estate - 1st time home buyers info & advice

I love phone calls from readers and especially phone calls that ask questions about how agency relationships work in our area (Macomb County MI).

Recently a young lady called and told me a story that is all too common:   She called the agent on the sign in front of a home requesting information about it and to make an appointment to view it.   The agent asked all the questions we would expect:  Are you pre-approved for a mortgage?  Are you just looking or ready to purchase? 

The agent however forgot to ask one question:  Are you working with an agent right now?  

The young lady made an appointment to view the home and during the showing she answered more of the agents questions, including "How much can you spend on a purchase?".    Armed with that information the agent now knows how high the young lady can go in an offer on the home should she be considering it, and will happily pass that along to her client, the seller.

After I talked with the young lady she now understands that when you call the agent on the sign in front of the home that the agent has a duty and a responsibility to their client, the seller.  It truly is one of those "anything you choose to say can be used against you..." situations.   Buyers in Macomb County, especially first time home buyers, are unaware that when they pick up the phone for more information or to view the interior of that home that they do not have someone on their side looking out for their interests when they enter that home.

Before you pick up the phone to call the agent on the sign ask yourself:  "Do I want someone looking out for me?"
